Power & Grid
The hearing described approximately 700 MW of data-center load and roughly 1,040 MW of on-site generation, with initial operation potentially isolated from the grid. Final interconnection details remain unresolved.
On-Site Generation & Air
The current concept includes 84–112 gas-fired units, stacks up to about 125 feet, diesel backup and black-start generation. Exact equipment, emissions and air-permit details remain unresolved.
Water & Wastewater
Closed-loop cooling, reuse-water infrastructure, four customary domestic wells and approximate water/wastewater figures are documented. Final demand and binding limits remain later-stage items.
Noise
A 65-dBA-or-pre-development-baseline property-line standard is proposed, with baseline acoustic work required. Nighttime, low-frequency and final equipment-specific controls remain unresolved.
Traffic & Construction
The City requires a Traffic Impact Analysis before preliminary plat, while County records show two conceptual 136-foot future arterial options and specific 45-mph geometry requirements. Neither County option is shown as approved.
Safety & Emergency Response
The concept includes BESS, gas-generation yards, diesel/black-start generation, substations and urea/fuel-related storage. Final hazard analyses, fire-protection design and response plans remain later-stage.
